The tower contains 114 dual-key apartments and six commercial units that will be serviced by six lifts across three lift cores. It will have a reinforced concrete structure, which was recommended as the best structural solution for this building post the 14 November Kaikoura earthquake.

The development team including Archaus Architects secured a 35% height bonus via councils design excellence rules.

In line with Arrow’s continued focus on modular construction all 228 bathrooms will be manufactured off-site to reduce construction time, waste, defects and better health and safety due to less people being on site. Prefabricated bathrooms that include the plumbing and services can be made offsite and craned into place.

“You just peel away a plastic protector, plug it into your services and you have a bathroom installed” says Andrew McKenzie, General Manager – Development Modular Construction.

The project is a joint venture between Arrow, Vicinity and a private family trust. $36 million worth of pre-sales have been secured since the apartments went on the market in October 2016.  Demolition on the existing building will begin in February and full construction is planned to start in late June. In addition to being an investor in the development Arrow is also the development manager and design and build contractor.

Arrow has recently completed over $300 million worth of  residential apartments, hotels and serviced apartments. During this time we identified a number of ways to improve our design and construction capability via the use of leading edge systems and technology. We are now putting significant focus on modular construction solutions, materials and technologies that are new to the New Zealand market, but in common use in Australia, UK, Europe and the USA.

To gain the maximum benefit from our modular construction supply chain and systems, the design build process needs to focus towards modular systems at the earliest possible stage. We can assess the most effective construction methodology which may well be a combination of conventional and modular components.
